SACRAMENTO, CA – In California, to pass the contents almost any asset—a bank account, a multi-million-dollar stock account, a car of any value—upon death, all an individual needs to do is fill out a simple “Payable On Death” form. However, for most middle-class Californians, there is no easy way to transfer the title for a house. Governor Brown signed Assemblyman Mike Gatto’s (D-Glendale) legislation to create a “Revocable Transfer on Death Deed,” which will save millions of households from probate and attorney’s fees. AB 139 simplifies the way Californians transfer real-property assets upon death through use of a simple form. The legislation will be the most affordable alternative available to hiring an estate-planning attorney or facing the daunting and bureaucratic probate process.
For these reasons, the Howard Jarvis Taxpayers Association said in committee, “Other than Prop. 13, there is no greater bill that we support than AB 139 for this year.”
“One of the primary roles of the legislature should be to simplify life for Californians,” said Assemblyman Gatto. “By helping homeowners avoid costly probate fees and unintended burdens on family members, AB 139 will do just that.”
More than twenty-five other states allow use of this tool. The measure had been introduced into the California State Legislature four times in the last ten years, but AB 139 marks the first time the bill has been passed by the legislature.
The bill took effect January 1, 2016.

This Lakewood property is a great property with huge potential, It sold for $420,000 all cash no financing, although the property did qualify for financing, it is in good shape. It was built in 1957 and had had an addition in 1963, the addition included a family room with turntables built into the wall and speakers throuhout the house, in a nutshell a 1963 custom entertainment sorround sound system. The administrator of the estate ended up evicting him, we had the property on the market and were accepting offers while the eviction process was also rolling. The amount of junk is sometimes surprising! Some of the junk can be recycled and some of it can also be sold to the right type of buyer by having estate sales.
I come across interesting items in my client's homes. In this case we have a combination stereo and television furniture piece and a stove from what seems to be the 50s or 60s. There is antique shops and vintage appliance stores that I call and let know about these items but strangely there is not the amount of interest that you figure people should have? Many times they want them for free or nearly free?
Businesses that refurbish and re-sell these items take storage space, time to sell and consumer demand into consideration before offering to purchase.
People who see these items think they are neat and may think about having them for themselves but when they start thinking about where they would keep it and their usefulness and practicality they have second thoughts about buying them.
